🙋 How would we differ from an estate agent?
Typically, the process of selling through an estate agent is:
- Several visits from different agents, who then suggest an asking price (not valuation) of your property.
- Agree a commission fee for the agent, for upon sale.
- The agent may encourage you to empty/tidy/carry out repairs on your property.
- The agent will arrange a photographer visit, there may be some upfront costs for this.
- The agent will advertise the property on the portals, such as Rightmove and Zoopla.
- Viewings over a 3-12 month period would likely take place at your property. The agent will give notice for when you need to vacate each time. They will suggest your property is tidy for the viewing.
- Eventually an offer should be made by a buyer.
- It might go smoothly, with or without a chain. Or it may fall through (first ones often do), so the agent would relist the property back on the market if the buyer failed to purchase.
- Agent will negotiate on your behalf over the price with the buyers.
- Between your agent, the buyers solicitor, your solicitor and you, you will organise completion of the sale.
- Typical time from first meeting to sale completion is circa 12 months.
- Finally, the agent gives the new owners their keys.

We don’t charge any fees.
From your side, the only paperwork will be the bits your solicitor need to sell your house. We don’t have any contracts and questions will generally be face to face or on the phone (apart from the little contact form).

It’s your house. It’s yours to sell or not sell. We understand it’s a big decision and a lot of sentiment and parties are involved. Things change, the economy changes too. There’s so much out of all our hands, so we try to stay flexible.
Well in theory yes, we look at all types of property in Broadstairs, Margate and Ramsgate. Even difficult cases with banks involved and those with serious problems. But we don’t buy EVERY property. We’re more than happy to look at your place, I mean we look at places listed every day on Rightmove and Zoopla, so there’s no harm in adding one more.
